As your exclusive Buyer Agent we will:
- Evaluate your individual situation, get to know your needs and wishes and locate properties that meet your requirements. Assist you to determine the price range you can afford and pre-qualify for, and show you properties in your price range.
- Provide neighborhood information including demographics, property sales history, schools, shopping and recreation.
- Hot Properties E-mail Program: we will keep you constantly informed by e-mail about properties which meet your needs as they come on the market.
- Preview properties to ensure they meet your needs and escort you to view properties. We can arrange for you to view any home on the market, including For Sale By Owner properties and “Exclusive” listings.
- Research selected properties to be aware of issues that will help you make an informed decision before making an offer. Property details like building permits, tax records and other legal issues that the listing agent might not provide as well as the list price history and past sales prices.
- Provide a Comprehensive Market Analysis and advise you on how to put together an informed offer on the property you choose.
- Point out valid reasons not to buy a particular property, which may not meet your needs or may have underlying problems not immediately obvious.
- Assist you in making an offer with terms that will protect your interests. Present the offer to the seller and his agent on your behalf.
- Negotiate with your best interests in mind to obtain a contract to purchase the property you want with the best possible terms while maintaining confidentiality to protect your bargaining position. We have many years of experience negotiating sellers, builders and lenders and we know how to negotiate the best possible result for you, saving you time, money and headaches.
- Protect your interests throughout the purchase transaction. An Exclusive Buyer Agent has fiduciary responsibilities to his clients similar to an attorney. Those responsibilities include loyalty, honesty, confidentiality, full disclosure, the use of skill, care and diligence, obedience and accountability. We are one of the few Exclusive Buyer Agents in the area with more than 25 years experience. Your identity can remain anonymous if it is in your best interest to do so because of fame, wealth or other special interest.
- Provide a list of competent home inspectors and review the inspection report with you to determine which items on the report are normal home maintenance and which items you can ask the seller to replace or repair.
- Review and explain all legal documents to you, taking the necessary time to answer questions you may have about the purchase process. We can provide the names of qualified real estate attorneys should you need legal assistance.
- Assist you to become pre-approved for a mortgage and to secure financing once your offer is accepted.
- Maintain frequent contact with you throughout the purchase transaction to keep you informed and comfortable with the process, monitoring the closing process to a successful and happy conclusion.
- Provide a list of vendors who can assist with services that may be needed such as attorneys, builders, movers, etc.
