1. Using the Services of an Agent to Access All Areas of the Market
One of our most important functions as your Buyer’s Agent is to expose you to all facets of the market for properties that meet your criteria. This includes listed properties and those available By Owner. We save our clients untold hours in sorting through all available homes that appear to fit, but upon closer inspection are in an inconvenient geographic or neighborhood location, or not in the best condition. When it comes to new builder product we know which new home neighborhoods are “happening” places and which builders provide the best product, most reliable reputation and finest value in these neighborhoods.
2. Sorting Through Information Overload on the Internet
The Internet is a great source for Buyers to screen properties available in the areas in which they are interested. We use it extensively ourselves, however, there is no substitute for engaging the services of an experienced Buyer’s Agent such as ourselves to critique the properties and guide buyers to only those that meet their specific criteria. Seller’s Agents who market their listings via the Internet or via any other advertising, are obligated to present these properties in the best light to the benefit of their clients – the sellers. These listing agents do not have the Buyer’s interests in mind, their responsibility is solely to the seller. Our job is to sort through these and other available properties to find the best property for you, the Buyer, and negotiate a purchase on terms best for the Buyer.
3. Tips for Purchase and Financing
Make your offer fly: the larger your earnest money deposit on a property you want, the better your chances.
Our market is extremely competitive among lenders. Consider using a mortgage broker to shop the best financing. We have several we can recommend, as well as aggressive, flexible individual lenders.
We strongly recommend that our Buyers use a reputable efficient home inspection company to evaluate an existing home’s systems, structures and possible insect infestation or potentially hazardous materials prior to firming up a purchase. Our purchase agreement is very specific as to who is responsible for inspection repairs. We have a list of such qualified inspectors.
If schools are important, we help you verify which school your children will attend, and can introduce you to its faculty for detailed information.
Seller’s Warranties: we will be certain our purchase offer is very specific as to which items in the home are warranted by the seller to be in good working order as of closing.

5. Purchasing a newly built home
We represent many buyers who purchase a builder “spec” or model home, or purchase a home site and contract with a builder to construct their dream home. It is essential to be represented by an experienced Buyer’s Agent is such transactions, to help review plans, specifications and overall design features and quality of construction. Depending on market conditions (which are certainly strong in our area) builders are usually firm on their base prices, but may consider including amenities and upgrades that can add up to real savings.
